As a Service Manager, you'll play a key role in maintaining the physical integrity of our apartment homes, ensuring they meet company standards and comply with all applicable laws.This full-time role is ideal for an experienced maintenance professional with strong HVAC expertise who is ready to lead a team while staying hands-on.As the Service Manager, you will:Interview, hire, and train new team membersDevelop and lead a team of Maintenance Technician through diagnosing problems and providing effective solutionsMentor and guide technicians to strengthen their skills across HVAC, plumbing, electrical, appliances, and general maintenanceProvide expert troubleshooting in areas such as HVAC, electrical, plumbing, carpentry, drywall, exterior structure, and appliance repairBe accountable for establishing and managing a 24-hour on-call schedule, while being available for emergency situations including snow, ice, or other site needsPartner with office staff to deliver strong resident service and follow up on maintenance-related concernsManage and organize inventory of maintenance materials and oversee supply usageEstablish and maintain preventative maintenance, make-ready, and daily work order schedulesRegularly inspect community buildings, including vacant units, to ensure quality and compliancePlan, assign, and direct the work of the maintenance team while maintaining operational efficiencyCompensation & IncentivesBase Pay: $26.00 - $30.00 per hourUp to 100% Rent DiscountProperty Staff Shared Renewal Commissions - paid monthly$300 Morgan Essentials - paid quarterlyOn-call Appreciation: $15/day for holding the on-call phoneMedical, Dental, and Vision benefits401(k) Retirement Plan with Company MatchGenerous paid time off, including 10 holidays per year and sick leaveHours & ScheduleMonday - Friday: 8:00 AM - 5:00 PMPaid on-call participation requiredMust be available and prepared for emergency eventsSchedule subject to change based on business needsWhat We'll Expect from You5+ years of maintenance or related trades experience requiredStrong expertise in HVAC systems, plumbing, and general maintenanceProven ability to lead, develop, and manage a maintenance teamExperience managing work orders, scheduling, preventative maintenance, and inventoryStrong troubleshooting and problem-solving skills across multiple tradesComfortable using smartphones, mobile apps, and systems for communication and operationsStrong communication and customer service skillsActive, valid driver's license and a personal vehicleAbility to live within a reasonable commuting distance to support on-call needsHVAC / EPA / CFC certification required#AC4603
